The children are going away to college and you're looking to make some extra money. Well, you're living in it. You can rent your home or even a room for extra dough on sites like Airbnb and VRBO. How can you get started making that cash? Jared Cotter is talking with Get Paid For Your Pad’s Jasper Ribbers and HomeAway’s Melanie Fish to get some expert advice.
1. Make Your Listing Stand Out
Great photos are the key to making sure your listing is standing out and it's more than just taking nice pictures. Capture the best aspects in the most appealing way and then put those pictures to the front. Don't be boring when describing those pics. Make your porch sound picturesque so people will actually want to hang there and have a cold one.
2. Adjust Your Pricing
Look at seasonality and adjust the rate accordingly. So big festivals, fun events, football seasons are a time when you can really raise your rates a little bit. Each site lets you set your price or you can use third-party apps like Beyond Pricing and Wheelhouse. They take a percentage of your profits, but they monitor other homes to help you keep your price in line.
3. All About the Reviews
You can talk about your own listing and say how cool your house is what a great experience people could have, but if you have somebody else say that, it’s much more powerful. Even if the reviews aren't great always respond.
